The extraordinary panoramic view of a location in the small village of Hrvatini is recognized as the focal point of the housing concept. The view extends from the Koper’s bay and harbour to the hills of ÄŒrni Kal.
Important characteristics of the location are also its position on a very steep slope as well as its narrow shape (21,00m x 59,00m). A different design approach is conducted by demanding conditions of the site together with the investor’s requests.
With the vertical disposition of the ground floor, two individual houses exploite the best qualities of the location and at the same time resolve the problems such as the steepness, inaccessibility, and maximum occupation of the plot:
- Panoramic views on the Koper district
- Position of living areas above the ground
- Position of the entrance and services on the north side
- Position of living areas on the top floor (max. usage of the daylight and sun from southern facade and roof)
- Max. capacity of the plot
- Min. 40% of the plot provided for outdoor living areas
- Covered outdoor terrace
This spatial organisation generates a new spatial situation which means a new quality ambience.
The concept of the facade is a transparent glass curtain protected with two external walls covered with stone panels and fabric brisoleils.
